Why New Construction Buyers Should Have an Agent on Their Side:

·        The friendly agent at the model home works solely for the builder and represents their interests, not yours. That means, buyers without agents not only puts more money in the pocket of the builder; but, it also leaves you without any representation!

·        There is usually a brief window of time where you can “register” Adrienne or Kevin as your agent. If you visit the sales office and register yourself and do not put our information, it may be too late. Incidentally, builders are counting on buyers doing that! Why do you think they have the guy on Saturday afternoon waving the sign at the intersection? Once you’re swept up in the excitement and beauty of the model home and then walk-in and register yourself, they’ve got you!

·        It is a surprise to many buyers that most national production builders make the majority of their annual revenue in the design center (“upgrades” buyers purchase) and their in-house mortgage company and not from building houses! An experienced agent can help you navigate the sometimes confusing matters of financing and design.

·        Kevin and Adrienne owned a construction company in St. Johns County. They can advise what upgrades are smart to pay for with the builder and where to keep $ in your pocket and do the upgrade yourself after you move in. This detailed advice alone can save you thousands.

·        A buyer’s agent also knows how to present requests and negotiate. Many builders are inflexible on their “base price.” But, an expert agent can work with the site agent to get things done that might not normally happen.

·        An individual homebuyer may not purchase another home for a decade or more. But, an experienced agent can represent many more future transactions to a builder and our influence in the Realtor® community is significant. Builders want to make agents happy – they know Kevin and Adrienne will talk to other agents if their experience with a specific builder does not go well (and will steer customers away from builders who are difficult to work with!).

·        Reality check: no transaction is perfect and almost no construction projects are completed on time! Realtors® are here to intervene and fight for the buyer if things go awry with the builder. (then can and often do unfortunately). 

·        Kevin and Adrienne work almost exclusively by referral. That means they want you HAPPY! If you have a great experience, you’ll tell others. A buyer's agent will be there even after the home closes. It is routine for issues to arise during the first year of a new home. Site agents tend to forget a buyer's name after the contract is signed. Kevin and Adrienne will be here for the long haul and want a long-term relationship with you – not just a transaction!

·        An expert buyer's agent will have suggestions and advice along the way. Adrienne and Kevin will be able to advise on options and upgrades, home inspections, mortgages, construction issues, etc. Remember, most buyer's agents have done this before and know what it takes to build a new home correctly!

·        Getting to the closing table requires the expertise of a number of professionals. Lenders, inspectors, surveyors just to name a few. Buyer's agents have worked with a number of providers, both great and not so good. When an agent is hired, the client gets access to their network rather than having to research and build relationships from scratch.

·        As owners of an established home staging and styling company, all of Adrienne and Kevin’s customers get a day of home “styling” for FREE! They can help with everything from color selection to furniture placement. Our customers love our famous “picture hanging parties!”
